Damp and mould in a second home north of Barcelona
A coastal address does not automatically cause mould. A home left closed for weeks or months can, however, reveal condensation, a slow leak or a weak surface only when someone returns. This guide is for owners, holiday-rental managers and international residents on the coast north of Barcelona.

Start with a record, not a cleaning product
When you open a home that has been closed since winter, the first black mark can invite a fast clean and repaint. That removes the most useful evidence. Before anyone wipes it, take a wide photograph of the room and a close photograph of the affected surface. Note the date, how long the property was closed, which side of the wall faces outside and whether the mark is near a bathroom, window, wardrobe or ceiling.
This is not because every mark becomes an insurance or community claim. It is because a mark that reappears in the same place has a pattern, and a pattern is more useful than a guess. A home can be closed for a long time without any mould at all; a coastal location is not a diagnosis. The relevant questions are whether moisture repeatedly reaches a surface, whether the surface stays cool and whether the room has a way to dry.
The first walk around a closed home
Start with the places that stay still and cool while nobody is there:

Open the smallest room last if you want to check for a musty smell: airing it first can remove the clue. A smell is not proof of mould, but it is a reason to look behind furniture and inside closed storage rather than repainting a visible corner and stopping there. Condensation, water ingress and a tired finish are not the same job
A mark high in a cold bedroom corner after a closed winter can be consistent with condensation. A mark that grows after rain, drips, or follows a ceiling line can need a building, roof or plumbing investigation. Paint that is blistered, soft or coming away has a surface-preparation problem even if the original moisture event has already ended.

Before you close the home again
Remove wet textiles and do not leave furniture pressed against external walls. Leave internal and wardrobe doors in the position that is safe for the property but allows air to move. A background ventilation or humidity-control arrangement can be useful when appropriate for a secure home, but we do not supply or install those systems. More importantly, agree a repeatable check: the same rooms, the same walls and photographs taken before any cleaning.
If the property is managed or rented out, ask the person opening it to report what changed rather than simply saying it is “damp”. A close-up, a wide room photo, the date of the last visit and whether there was rain or a known leak give a much better first conversation.
A practical WhatsApp assessment
Send a wide photo of the room, a close-up of the mark, a note on what is on the other side of that surface, and how long the home was closed. Say whether the paint is firm, whether the mark is new or recurrent, and whether any water event is known. We reply in English and will say if the evidence only supports a surface assessment, if the material looks ready for treatment, or if the source should be dealt with first.
