English–Spanish damp and mould glossary for Barcelona flats

A reference to keep open mid-conversation with a builder, a painter or an administrador. Each entry gives the Spanish word, the English one, and the part nobody tells you: what the distinction changes about what happens next.

The three words everything else hangs on

Before a builder, a painter or an administrador de fincas discusses anything else, they want one word: condensación, filtración or capilaridad. Condensation, water getting in, or damp rising from the ground. Who pays and which product both follow from it — and none of the products below removes the water.

Not knowing yet is a legitimate answer, and saying so stops you being sold the wrong thing: “Todavía no sé si es condensación, filtración o capilaridad.”

Causes: the words that decide who is responsible

What you can see: describing damage so the quote matches the job

Two claims you will meet in English and should not rely on. “Your landlord has twenty days to fix it” misreads the statute: the twenty days are how long the works themselves last, after which rent drops in proportion to the part of the home you cannot use. It is no deadline to begin — Spanish law sets none. And on the seguro de hogar, “insurance covers damp” and “insurance never covers damp” are equally wrong — it turns on cause, suddenness and wording. Sentences worth having ready

  • “Tengo una mancha de humedad en la pared. ¿Puede venir a verla?” — can you come and look at it?
  • “¿Es condensación, filtración o capilaridad? ¿Cómo lo sabe?” — the reasoning, not only the verdict.
  • “¿Esto es un elemento común o privativo?” — the question that reframes a conversation with an administrador.

Should I search in Spanish for moho or for humedad? I get very different results.

They are two different problems and two different trades, which is why the results diverge. Moho is the visible growth on a surface. Humedad is the damp in the wall or the air that allows it. Searching empresa de humedades tends to reach firms doing waterproofing, injection systems and building work; searching quitar moho or tratamiento de moho reaches firms working on the surface. If you do not yet know which you need, describe the mark rather than naming the trade — that is a fair thing to say to anyone you contact.

The shop asked whether I want pintura antihumedad or pintura antimoho. What is the actual difference?

Less than the names suggest. Antihumedad is a commercial umbrella label rather than a defined formulation — Spanish trade sources say so outright, and manufacturers sell fungicide-loaded emulsions, breathable finishes and combinations of both under it. Antimoho means the paint carries a film preservative, which under EU rules protects the paint film's own surface from being disfigured; it is not a room treatment and does not remove growth already there. Ask for the ficha técnica and read what is measured rather than what is claimed.

My administrador says the damp is privativo, not común. What does that mean for me?

He is saying the source sits inside a privately owned flat rather than in a shared part of the building, so the community will not pay. That is a claim about facts, not a ruling. In Catalonia the façade, roof, structure and shared installations are common elements under article 553-41 of the Codi civil de Catalunya, and article 553-44.1 obliges the community to keep them watertight. A terrace one flat has exclusive use of also stays a common element. Which side of the line your damp falls on is a technical question, usually settled by a report rather than by assertion.

Is a burofax worth sending, or is WhatsApp enough?

A burofax is only worth what you ask Correos to certify. Its value comes from selecting both acuse de recibo, which records delivery and its date, and certificación de contenido, which certifies what the document said. Without content certification it proves that something was sent, not what was in it — the same weakness a registered letter has. WhatsApp and email are evidence too and better than nothing, but they can be disputed in a way a properly configured burofax cannot. It is not a legal claim and creates no deadline for the other side.
